UNDERSTANDING Our Clients' Needs

OVERVIEW

The project arose through an understanding of one clients investment criteria and awareness of a vendor with an asset that met those needs.

 

ROLE

We assisted the client by:

  •  Introducing the seller and purchaser;

  •  Liaising with the vendor to ensure that all information was provided to the potential purchaser;

  •  Qualifying our client as a preferred purchaser for the vendor;

  •  Managing the process to ensure timely completion of the exchange of contracts;

  •  Establishing a settlement timetable to meet the needs of both parties;

  •  Tendering the purchasers loan requirements;

  •  Reviewing competing offers and recommending the best offer to the client; and

  • Assisting the client through the documentation and implementation process.


KEY CHALLENGES

  •  Managing client relationships – Establishing ‘Chinese Walls’ within the team to ensure proper separation of seller and buyer along with full disclosure to both clients.

 Establishing a basis of mutual trust between the buyer and the seller, such that our buyer was preferred to another competing offer.

  •  A beneficial sale to the vendor;

  •  A high yielding property investment to the purchaser;

  •  Highly competitive loan terms to provide an RoE to the buyer of c.14% after costs;

  •  A significant step into one of Sydney’s strongest growth markets.
